Concrete Garage Floors in Ancaster

The Ancaster garage floor problem is water arriving from outside. On a brow lot with a driveway that drops toward the house, the garage is the low point of the property, and every winter it takes in snow, meltwater and road salt off the vehicles on top of whatever runs down the drive. A floor poured flat in that situation holds all of it against the slab and the wall base.

The answer is pitch and, where the grade demands it, a trench drain at the door. Both have to be decided before the pour, because neither can be added to a finished slab without cutting it. A garage floor in Ancaster has a specific enemy, and it is not the cars. It is the driveway.

On a brow lot the approach frequently runs downhill toward the house, which makes the garage the lowest point on the property. Every winter it collects meltwater running down the drive on top of the snow and road salt that arrives on the vehicles themselves. A slab poured dead flat in that situation holds all of it, against the concrete and against the base of the wall, and the freeze-thaw cycle does the rest over a few seasons.

The fix is pitch, set at the pour, running toward the door. Where the grade is steep enough that pitch alone will not keep up, a trench drain across the door opening does the rest. Neither can be sensibly retrofitted. Adding fall to a finished slab means either a topping that costs headroom and rarely achieves proper drainage, or cutting the floor out. So this is a decision made before the concrete arrives, which is why we walk the driveway grade before quoting the garage.

The larger garages up through the Heights and the Meadowlands bring a second issue. A three-car slab is a big uninterrupted area, and concrete that size will find its own crack lines unless joints are laid out for the thickness and the shape of the bay. Getting that layout right is the difference between clean straight lines in the floor and a random crack across the middle of where the cars park.

Thickness follows use. Four inches over a properly compacted base handles vehicles. Six is right where a hoist, a workshop or heavier equipment is in the plan, and on these lot sizes that request comes up regularly.

Coatings are worth having on a sound slab, because salt and oil come off a coated floor and soak into a bare one. They need moisture testing first: a coating applied over a slab still pushing vapour up through it will lift from underneath regardless of how well it was applied on top.

Why does my Ancaster garage floor stay wet?
