King City sits on the Oak Ridges Moraine, which means most estate properties here run on private well and septic and answer to a conservation plan before they answer to the Township.

The Oak Ridges Moraine Conservation Plan is the fact that shapes everything in King Township. It is a provincial plan protecting the recharge area that feeds much of the region's groundwater, and it constrains what can be built, where, and how much hard surface a property can carry. Layered on that, the Lake Simcoe Region Conservation Authority regulates development near watercourses and wetlands under Ontario Regulation 41/24. Neither of those is the Township's building permit, and both can take longer than it does.

The practical consequence for a homeowner is that the servicing decides the project. Most estate lots here are on a private well and a septic bed, so a new bathroom, a finished basement with a wet bar, or a secondary suite all raise the fixture load on a system sized decades ago.
