Renovation and concrete in Caledon.

Caledon is the only place we work where the Niagara Escarpment and the Oak Ridges Moraine both apply, sometimes to the same property.

Two provincial plans cross this town. The Niagara Escarpment Plan runs along the western side, and development inside it needs a permit from the Niagara Escarpment Commission, which is free to apply for and separate from anything the Town issues. The Oak Ridges Moraine Conservation Plan covers ground to the east. Credit Valley Conservation regulates watercourses and wetlands across much of the middle under Ontario Regulation 41/24. A rural Caledon property can genuinely need approval from two or three bodies before the Town's building permit is relevant.

Bolton is the exception, a serviced urban area where a renovation behaves like one anywhere else in Peel. Everything outside it is rural: private well, private septic, long approaches and large outbuildings. That is the version of Caledon most of our work happens in, and it is why our concrete driveways in Caledon begin with locating the well and the septic bed rather than choosing a finish.
