Grimsby stacks up the escarpment in three bands, the lakeshore, the town below the brow, and the bench above it, and each one renovates differently.

Grimsby is its own town with its own building department, which matters more than it sounds. Permit fees here are charged per square foot rather than per square metre the way Hamilton does it, the minimum permit fee is $195, and interior alterations and renovations to a residential building run $0.94 per square foot under the Town's 2026 Schedule C. A finished basement, a deck, a porch and the plumbing are each billed on top of that base rate rather than being folded into it, so a Grimsby quote itemizes further than most.

The escarpment sets the rest. Lakeshore properties north of the QEW deal with wind and water. The older core below the brow holds century homes and postwar bungalows. Above the brow, the bench is orchard and vineyard land turning into estate lots, and development there can fall under the Niagara Escarpment Commission as well as the Niagara Peninsula Conservation Authority, two approvals that sit outside the Town's permit entirely. Those bench properties are where most of our concrete patios in Grimsby work happens, usually on a grade that has to be terraced before it can be poured.
