Step 1
Measure and design
We show up at the property and walk every area of the project. Not a rough estimate over the phone -- we measure, photograph, and understand the site constraints before we design. From that visit we produce a scope, a layout, and a material palette. You see what we are proposing before any work starts.
Step 2
Quote and plan
Once the scope is agreed, we write a fixed, itemized quote. No hidden line items, no hourly billing with no cap. The quote covers materials, labour, timeline, and any permit costs. We do not ask for money until you have signed off. If something changes during the build, we send a change order and get approval before proceeding.
Step 3
Build and finish
One project manager runs the job from day one. They handle sequencing, trade scheduling, material deliveries, and site cleanup. Concrete pours and rough-in inspections are staged so the next crew arrives on time. At the end we walk the site with you, fix anything that is not right, and hand over any warranty documents.

How long does a typical project take?
Concrete driveways and patios usually take three to five days from pour to cure. Kitchen and bathroom renovations run two to four weeks. Basement renovations and legal secondary suites take six to ten weeks depending on permit timelines. We set the schedule at the quoting stage and keep you updated on progress.
Do you handle permits and inspections?
Yes. We prepare and submit the permit applications, schedule inspections, and manage the process with the local building authority. You do not need to call the city or track the paperwork. Permit costs are listed separately on the quote so there are no surprises.
What does the quote include?
A written quote covers the full scope of work: materials, labour, equipment, permits, cleanup, and any applicable warranty. It does not include scope changes you approve after the quote is signed. If we encounter site conditions that were not visible during the initial measure, we send a change order for approval before doing extra work.
Can I make changes during the build?
Yes, but they need to be documented. Any change to the agreed scope is issued as a change order with a price and timeline impact before we start. That way you know exactly what the change costs and how it affects the finish date.
What warranty do you offer?
All workmanship carries our warranty from the date of final handover. Concrete work is warranted against defects in materials and installation. Renovation finishes are warranted against workmanship issues. Warranty terms vary by project type -- we include the details in your project documents.
Do I need to be on site during the build?
No. Most clients check in at key milestones (rough-in, pour day, final walkthrough) but do not need to be present every day. Your project manager sends progress updates and photos at each stage. You are welcome on site whenever you want to be.
