Painting in Fonthill

Properties on the high ground catch sun and wind that the sheltered lots below do not. South and west elevations in particular age faster, and a coating applied over a marginal surface or without a real cure window will show it sooner here than a few hundred metres downhill. So the work is in the preparation: a genuinely sound substrate, proper cleaning, the right primer for what is already there, and a booking that sits inside the season rather than at the edge of it. The lake moderates temperature across Niagara, which makes the shoulder seasons look more usable than they are, because it does nothing about humidity.

Interiors split by the age of the house. The older village properties have plaster walls carrying the hairline cracking that a century of seasonal movement produces, and original trim that has almost certainly been painted with oil-based products at some point. Latex over aged oil peels off in sheets, so a bonding primer goes on first, and cracks get opened, filled and skimmed rather than painted across, because the movement causing them has not stopped. Prep is the majority of the labour in those houses and it is invisible in the finished room, which is exactly where a low quote is low.

The newer subdivision houses on the slopes have sound drywall finished with builder-grade flat latex. As that ages it chalks, which has two consequences: touch-ups do not blend because the patch reads as a different sheen, and new paint over a chalking surface does not bond properly. Washing and spot-priming first is what makes the repaint hold.

Sheen is a practical decision in either kind of house. Eggshell or satin on walls and semi-gloss on trim, because those clean and flat does not.
