Painting in King City
King City houses are individual, and that is the first thing that affects a painting quote here. These are custom and semi-custom builds rather than repeated subdivision plans, so the trim profiles, the ceiling treatments and the wall finishes vary from one property to the next. A price built from a standard package will be wrong in one direction or the other, so the quote comes off what is actually in the house.
What consistently drives the number up is detail and height. Coffered ceilings, panelled walls, wide casings and heavy baseboards all take considerably more time per square foot than plain drywall, because the work is in the cutting in and the masking rather than in covering area. Double-height spaces then add access: staging or a lift goes up, gets repositioned as the work moves, and comes down at the end, all of it before or around the actual painting. That is the access surcharge, and it is the item most often missing from a quote that looks unusually competitive.
Millwork of any real quality raises a judgement call about method. Spraying gives an excellent finish and needs thorough masking. On original or high-value millwork, brushwork is sometimes the safer choice, and that gets decided on site rather than by policy.
Colour behaves differently in tall rooms and it catches people out reliably. The upper half of a double-height wall takes much more light than the lower half, so a colour approved from a sample at standing height can read as a different colour ten feet up. Sampling on the actual wall at the actual height is worth the afternoon it costs.
Exteriors here are more demanding than in town. An estate house sitting on open ground has no shelter from neighbouring buildings, so every elevation weathers, and sun exposure on the south and west faces is unmitigated. That makes surface preparation and a genuine cure window matter more than any product claim. Booking exterior work into a realistic weather window rather than an optimistic one is most of the job.
