Two-storey foyers, open-to-above great rooms and stairwells with no floor to stand on are standard rather than exceptional, and painting them needs staging or a lift. That setup time is the single largest variable in a Vaughan painting quote, and a price that ignores it is not cheaper, it is incomplete.

The surfaces themselves are easy by comparison: drywall in good condition, finished with builder-grade flat latex that is now chalking and impossible to clean. Vaughan houses were built for volume, and volume is what makes them expensive to paint.

Two-storey foyers, open-to-above great rooms, stairwells with a twenty-foot wall and no floor to stand on. These are standard features here rather than luxury ones, and none of them can be painted from a step ladder. Staging or a lift goes up first, gets repositioned as the work moves, and comes down at the end, and all of that is time before a single wall is cut in. It is the largest variable in a Vaughan painting quote and it is the item most often left out of the cheap one. A quote that does not mention access is not a better price, it is an incomplete scope.

The surfaces themselves are easy. Drywall in good condition, generally well finished, with builder-grade flat latex over it. What that paint does as it ages is chalk, breaking down at the surface, which has two consequences. Touch-ups do not blend, because new paint over aged flat reads as a different sheen even in the same colour. And new paint applied straight over a chalking surface does not bond properly. So the wall gets washed and the problem areas spot-primed before anything else happens. That step is invisible in the result and it is the reason the result lasts.

Colour behaves oddly in these rooms and it catches people out. A double-height space takes far more light on its upper walls than at eye level, so a colour chosen from a sample held at standing height can read completely differently across the top half of the room. Sampling on the actual wall, at the actual height, costs an afternoon and saves repainting.

Sheen is a practical decision in a family house: eggshell or satin on walls and semi-gloss on trim, because those clean and flat does not.

Exteriors here are usually stucco, stone or a mix. Stucco needs the correct product and a genuine cure window, and it punishes work done in a hurry at the wrong end of the season.

Why is my two-storey foyer priced separately?

Access. Staging or a lift has to go up before any wall is cut in, and the setup and repositioning time is substantial. That is the access surcharge rather than a different paint rate.

Why does builder paint need washing first?

Builder-grade flat latex chalks as it ages, and new paint over a chalking surface does not bond properly. Washing and spot-priming is what makes the repaint last.

Can I touch up instead of repainting a wall?

Rarely successfully on flat builder paint. The patch reads as a different sheen even in an identical colour, so a full wall is usually the honest answer.
