The subdivisions built through the 1990s and 2000s were finished with builder-grade paint, usually a flat latex over a single primer coat, applied fast. The village core near Dundas and Mill runs slower. Original trim with profiles that cannot be sprayed through quickly, plaster walls carrying the hairline cracks a century of seasonal movement produces, and frequently oil-based paint from an earlier decade underneath. Latex over aged oil peels, reliably, so a bonding primer goes on first. Cracks get opened, filled and skimmed rather than painted across, since the movement that made them is still there.

Prep is the majority of the labour in those older houses, and it is the part that decides how long the result lasts. A quote that is meaningfully cheaper than the others is usually cheaper in exactly this place.

On the rural properties the exterior work gets more attention than it would in town. Those houses catch more wind and more weather, and an exterior repaint needs both a sound surface and a genuine cure window rather than a hopeful one. Can I just paint over the scuffed areas?
