Concrete steps in Grimsby
In the older core below the brow, most of the step work here is replacing something that has already failed, and it nearly always failed the same way.
The sets were poured decades ago on a base that was normal for the time and is not deep enough for the freeze-thaw cycle this area gets, and near the lake the high water table makes it worse. Every winter the ground beneath the steps expands and lifts them. The house does not move. The assembly separates from the wall, a gap opens at the top riser, water gets in, and each subsequent winter widens it and increases the tilt. By the time anyone calls, the steps usually lean away from the door.
The concrete was rarely the problem. Where the ground falls away beside the steps or the landing past the height the Code sets, a guard is required and gets planned into the pour. Every seam where the steps meet the walk, the porch or the driveway apron gets an isolation joint, so two rigid surfaces on different expansion schedules are not working against each other.
