Bathroom renovations in Grimsby
Grimsby is one of the few municipalities in our area that prices bathroom work in a way you can actually forecast. The building permit for interior alterations runs $0.94 per square foot under the Town's 2026 Schedule C, against a $195 minimum for any permit. The plumbing is its own permit, $195 for up to 20 fixtures with $9.25 for each fixture beyond that. Because the plumbing is billed on fixture count rather than being absorbed into an area rate, the cost of adding a fixture is visible up front instead of appearing as a variation later.
What the wall hides is the real variable, and it tracks the age of the house. Below the brow the older core holds century houses and postwar bungalows plumbed to a standard that has since moved on. Undersized stacks, drum traps, vent runs that terminate somewhere they should not. All of it was legal when installed, and none of it can be rebuilt as found once the wall is open. That correction is the honest reason an older Grimsby bathroom prices above the same square footage on the bench.
Above the brow the newer properties have modern rough-in, so the project is about layout and finish, and the decisions are the enjoyable ones: a curbless base, a larger glass panel, heated floor, whether the stone runs up the wall.
Ventilation deserves more attention here than it usually gets. A bathroom exhaust fan has to be sized for the room and ducted to the outside rather than into the attic, and in a lakeside town where humidity is high through much of the year, the difference between a properly ducted fan and a lazily installed one shows up as mould behind tile within a few years.
A backwater valve is worth a conversation in the older parts of town. The Town permits it as its own $195 item, and installing it while a floor is already open costs a fraction of doing it as a standalone job later.
