Basement finishing and legal suites in Mississauga
A legal suite in Mississauga needs 1.95 metres of ceiling height through the space and no less than 1.85 metres under beams or ducting, the same standard our Streetsville project was checked against before sign-off. That figure is measured after the finished floor and finished ceiling are installed, not off the raw slab, so a basement that looks tall enough at the start of a job can still come up short by the finish stage. Underpinning the foundation is the structural answer where the existing height won't clear it, and it needs engineered drawings of its own before a permit issues.
The egress window standard that legalized the bedroom in our Streetsville suite was 0.35 square metres, no side under 380 millimetres, the figure that applies to almost every basement bedroom. An escape window, at 0.38 square metres and 460 millimetres, is reserved for a narrower case involving an exterior stair as the suite's sole exit, one our Streetsville project didn't need.
A basement wall in contact with soil is always a moisture source, our Streetsville suite included, whether or not a leak is visible. Bulk water through a crack gets an exterior fix, excavation and a membrane; vapour diffusing through sound concrete gets an interior one, insulated so warm room air never meets the cold wall, since a batt with any gap left against that wall is how a mould problem gets started unseen.
Since January 2025, a federal refinance program has allowed up to 90 percent of post-renovation value, capped at two million dollars, for a homeowner adding a self-contained suite like the one we built in Streetsville, with CMHC approval needed before construction starts.
