Kitchen renovations in London
London is the flattest, least geologically complicated city we work in. No escarpment, no moraine, no lakeshore. What it has instead is heritage, and knowing whether that applies to a given address is the first useful thing on a kitchen project here.
The city has several heritage conservation districts, and Old North sits inside that framework, as do Wortley Village and the Woodfield areas. What that means for a kitchen is narrower than people fear: London's heritage alteration permit applies to exterior alterations, so an interior kitchen almost always proceeds without one. The moment the plan adds a window over the sink, widens a rear opening for a garden door, or vents a hood through a visible elevation, it becomes exterior work and needs the heritage permit alongside the building permit. Properties designated individually carry their own designating by-law, which can be more specific again.
Building permits run under the City's Building By-law B-7, with the usual trigger: a wall coming out, an opening resized, a fixture relocated.
Past the paperwork the job divides by era. The century houses in Old North and Wortley bring the full set of old-house findings. Plaster on lath, occasionally surviving knob and tube, electrical service that was generous for a kitchen with a stove and an icebox and is not generous for an induction range plus a wall oven plus a dedicated island circuit, and floor joists that were never sized for a stone-topped island. We open a small section and look before committing to a layout, because a beam that has to land in a specific place rewrites the plan.
Masonville and Sunningdale are the straightforward end. Post-1980 and post-2000 respectively, with sound structure and adequate service, so the project is about specification, cabinetry lead times and stone fabrication rather than repair.
Electrical sits outside the municipal permit either way. New circuits go to the Electrical Safety Authority on their own notification, and gas to a cooktop is TSSA.
