Kitchen renovations in Caledon
Caledon is the most heavily regulated town we work in, and a kitchen is the project that mostly escapes it.
Two provincial plans cross this municipality. The Niagara Escarpment Plan runs down the western side, where development needs a permit from the Niagara Escarpment Commission, and the Oak Ridges Moraine Conservation Plan covers ground to the east. Credit Valley Conservation regulates watercourses and wetlands through the middle. All three are concerned with development and site alteration. None of them reach a kitchen inside the existing walls. So an interior kitchen here answers to the Town's building permit and nothing else, which is worth saying plainly because clients often assume the opposite.
What does shape these kitchens is servicing. Outside Bolton, most properties run on a private well and a septic bed. A kitchen that adds a second dishwasher, a prep sink and an ice maker adds fixtures to a system sized for the house as built, and while there is usually headroom, it gets confirmed rather than assumed. The well brings hard water, which marks fixtures and dulls polished stone over time, and a softener line run while walls are open is the cheapest useful addition to a rural kitchen scope.
Propane is the detail that catches people out. Outside the serviced areas there is no natural gas, so a gas range means a propane range: a differently configured appliance, its own line and tank installation, and TSSA approval as a separate process from the Town's permit. It is much better decided before the appliance is ordered than after it arrives.
Electrical is separate everywhere, through the Electrical Safety Authority, and on an older rural property the existing service is frequently the real ceiling on what the kitchen can hold.
