Matching the floor to the house it's going into
Oakville's housing stock does not lean on one dominant era the way some of our other cities do. Roughly eight in ten homes were built after 1960, spread fairly evenly across the decades since, with the largest single-detached share of any city we serve. That variety means the subfloor under an Oakville home is genuinely unpredictable from the street. We check construction and flatness before recommending a material rather than assuming plywood, board, or a particular joist spacing.
Flatness and level are different measurements, and the distinction matters most with the materials Oakville homeowners often choose. A large format tile or a wide engineered plank cannot flex to follow a hump the way narrow strip hardwood or standard tile can, so the same subfloor that passed for one product can fail for another. We measure against the specific material's tolerance before quoting, not after the floor arrives.
Acclimatisation gets misunderstood more than any other step in this trade. It is not a countdown of days sitting in the room; it is the house reaching its normal living temperature and humidity, HVAC running, wet trades finished, and the flooring reaching a matching moisture content that we confirm with a meter. Some engineered and resilient products barely need any wait at all, and a few manufacturers specifically advise against opening boxes early.
Basements are where the wrong recommendation shows up years later. A slab with no vapour barrier underneath keeps giving off moisture indefinitely, and solid hardwood over that condition eventually cups. Engineered hardwood, LVP, and tile each tolerate slab moisture to different degrees, but none of them are a substitute for testing first, and none of them make a leak or a flood harmless just because the surface is described as waterproof. Carpet over an untreated basement slab is the choice we push back on hardest, since it traps moisture against a cool surface and gives mould exactly what it needs.

That unpredictability is not an Oakville trait; the rest of the lakeshore has its own version of it. Flooring in Mississauga usually means a 1961-to-1990 subfloor, and LVP flooring in Toronto often means something built before 1980.
